Our motivation
To see Tasmanians with disabilities relocate out of inappropriate living circumstances and into housing of their choice; designed to meet their needs and the care required, close to family or friends while enjoying privacy and self-respect.

what is ndis sda?
Introduced under the national NDIS roll-out, SDA is a scheme designed to provide acceptable housing to those with serious disabilities currently forced to reside in circumstances inappropriate to their needs.
It is a tragic reality that many thousands of Australians – including young people – are forced to reside in nursing homes and aged care facilities as there is nowhere else for them to go. They are socially isolated and absorb facilities intended for other high demand uses.
SDA offers these clients with an access to a individually designed long-term package of government support. Once approved, is enables them to access purpose-build accommodate in a location of their choice. The package includes a government payment that is made direct to the owner of that housing at above market rates to reflect the unique design and construction of the dwelling required. The dwelling has to provide carer and support facilities in a range of five levels of complexity.
Once approved, the package is ongoing, ensuring a physically and emotional security for the client.
In seeking to help those with a disability, the program is a win/win:
- NDIS participants have the chance to move into a home that is uniquely tailored to their needs.
- Investors have the chance to build equity with long-term tenants and an attractive annual income that continues for a 20 year period.
There are currently over 500 Tasmanians eligible for SDA support packages many who live in inappropriate accommodation but have no immediate alternative options available to them. Many are younger Tasmanians. This is unacceptable and why the NDIS is seeking to address this. Being a locally owned and managed company, Unify SDA Housing will focus on the Tasmanian aspect and provide solutions.
